Estate Intelligence, a use case for development and acquisitions teams

See where beds are rising and which homes moved provider around your estate.

Estate Intelligence counts registered beds inside each home's circle over twelve and twenty-four months, and records each change of provider, each corporate owner arriving or leaving at Companies House and each solvent liquidation near your estate.

This is a use case for Estate Intelligence, not a separate briefing. Same briefing, same coverage, same price. This page reads it for the question development and acquisitions teams ask, and the Estate Intelligence page carries the coverage, the price and the trial.

New beds and changes of provider around your homes are dated facts on public registers.

A development or acquisitions team needs to know where supply is growing around each home, and which nearby homes moved to a new provider. The CQC register records every new registration with its beds, and Companies House records corporate owners, charges and liquidations, each with a date. Reading both for every home, every week, is a job few teams have time for.

Every item carries the register record and its date. A finding is information, and never advice to approach, buy or avoid anyone.

What a week tells you

New supply

A new registration inside a home's circle, with its beds, and the twelve and twenty-four month count of net registered beds.

Changes of provider

A home moving to a new provider on the CQC register, with the date. Harrier records a change of provider as a change of provider.

Corporate changes

A corporate owner arriving or leaving at Companies House, a charge satisfied or property released from one, and a solvent liquidation, each with the filing and its date.

Nothing changed

Homes with no material change around them, listed by name, so the team knows each circle was checked.

How each of you would use it

Development director

Reads the capacity count for each home before a build or extension decision, and takes the register figures into the board paper.

Head of acquisitions

Reads the changes of provider and corporate changes near the estate as the start of research, with the register history in hand.

Regional operations director

Reads the same briefing for the homes in their region, through the estate monitoring page.

Three things to check first

Is the comparison right

Every nearby home is scored for similarity before it counts. If your team reads a market differently, say so and the pair is looked at.

What does the record say

Each item links to the CQC or Companies House record and gives its date. Read it before you act on it.

Who owns the follow-up

A development item goes to whoever runs the pipeline, and an item at one of your own homes to its region.

A real briefing

The first briefing a trial opens with, with the homes anonymised. Covering the estate's record to 6 September 2026, for a group with 31 homes, prepared 21 September 2026. The start of it is below, in the form the email takes. No sign-up. The homes are anonymised here. Subscribers see each one named, with its CQC link.

Common questions

Does it tell me which homes are for sale?

No. A change of provider is not a sale, and the register records nothing about a home being for sale.

Can it cover more than 50 homes?

Yes. Groups of more than 50 homes are quoted by hand. Use the form on this page and Chris replies with the price and the terms.

Can I see the market beyond my own homes?

Estate Intelligence reads a circle around each home you run. For every new home and change of provider across England, Care Change Alerts on the national plan reads the whole register.

What does it cost?

It is set by how many homes you run. £200 a month plus VAT, £240 in total, for 3 to 10 homes, £400 plus VAT, £480 in total, for 11 to 25, then £700 plus VAT, £840 in total, for 26 to 50. More than 50 homes, ask and we will quote. Every price is introductory, held for twelve months. The trial comes first, with no card.

Try it for 14 days, free

No card required. Your first briefing, then two weekly briefings. Choose whether to subscribe when your trial ends.

Ask about your estate

This sends Chris a question. It does not start anything and nothing is charged. The trial is the button above, online, with no card. Use this if you would rather ask about your own estate first.

Chris reads every enquiry himself and replies to it. It is a reply to your enquiry, not a marketing list.
